Carpenters.
If you know Newham, you’ll know the Carpenters Estate, a 28-acre estate next to Stratford station and Westfield Stratford City. First built in the 1960s, it’s been the subject of several stalled attempts to redevelop it. Now in partnership with Newham Council, Populo is leading the delivery of a programme to transform The Carpenters.

Lund Garden Quarter will be a new, distinctive landscape-led neighbourhood combining animated streets, welcoming front doors and engaging ground floor uses. Two new play garden streets on either side of the retained Lund Point tower will pull nature into the site and offer views out to green space for all homes. Sensory planting and natural play features will enhance the parallel residential entrances, ensuring seating and play spaces are on everyone’s doorstep.

Lund Point will be transformed into high-quality build to rent homes, showcasing dual-aspect and double-height interlocking duplexes. The ground floor will be re-imagined as a vibrant and flexible co-work space accessible to everyone, creating a focal point on Carpenters Square. The Lund Garden Quarter neighbourhood will have its own identity, giving residents a sense of ownership and belonging within the wider estate. A range of house-types will offer flexible accommodation for residents, with options for open plan or cellular kitchens, home working spaces, and multi-generational living.

As well as homes, workshops and maker spaces will face the community pocket playground, providing lots of opportunity for spill-out activities and interaction across age groups. These open areas are carefully designed to be integral to daily life, providing opportunities for play, relaxation, and social interaction. In line with the vibrant spirit of The Carpenters Estate community, we will be collaborating closely with residents to incorporate their ideas and creativity into our designs.
The tenant-led masterplan sets the agenda for over 2,200 greener and beautiful new homes that many more Newham residents will call home. Lund Quarter will be transformational for the estate and set out new homes, streets and public space for the existing community to move to, making way for the delivery of the rest of the masterplan.
