Affordable East London living

Covering three under-used sites adjacent to Lea Bridge Station, this vibrant new hub will provide 387 new affordable homes, 147 trees, and extensive public realm on a key commuter route to Stratford and central London.

The design supports the Waltham Forest Local Plan set out by the council, which commits to 27,000 new homes in the borough and seeks to bolster the local economy by encouraging visitors and workers to the area.

The two towers are complemented by courtyard and terrace blocks, with design features inspired by the aesthetic considerations of local architecture, including nearby Victorian terraces and the Lea Bridge Gasworks. A redesigned station square will improve pedestrian access for new and existing residents, while commercial and community spaces are positioned along pedestrian and cycle routes, increasing safety and accessibility.

We have sought to improve biodiversity on the site close to Greater London’s largest park, the Lea Valley Regional Park, containing Hackney Marshes, Walthamstow Marshes, and other ecologically rich sites. Roof gardens and living walls will complement the landscaping, which will increase the number of trees on the site and retain existing trees where possible. By improving pedestrian and cycle access, we hope to encourage residents throughout the area to take advantage of their local natural environment.
