Eddington is one of the most significant city-building projects in Cambridge, setting the standard for placemaking, and supporting both the University and the city’s need for new homes.
Cambridge is held up nationwide as an exemplar for placemaking and good design, relevant lessons as the country looks to expand housing growth through new towns. Our masterplan proves that through collaboration between design team, client, local authority and stakeholders, there is a way to deliver better places with community, wellbeing and stewardship at their heart.

We are building on the success of Eddington so far, while learning lessons and deepening design principles with particular regard to providing open spaces for community cohesion, health building and planetary regeneration. This next phase will contribute to a total of over 5500 homes, with up to 50% affordable housing for staff.

‘Shared gardens’ are sequences of small communal green spaces that allow for growing, playing, cycling and passive recreation. They are part of the 40% site area dedicated for healthy landscapes including 50 hectares of informal open space.

‘Community lanes’ are car-free streets that extend the space of doorstep conversations into a community place. They form a network that allows traversing the whole neighbourhood by easily paced cycling.

‘Neighbourhood loops’ set out a masterplan circulation layout that confines vehicles to the minimum of roads and encourages active transport over private vehicles.
Supported by separately commissioned research undertaken by Hawkins\Brown, Max Fordham and the University’s Behaviour and Building Performance Group (BBP) we have set foundational principles for a development that grows Eddington into a place of further health, wellbeing and community cohesion.
